THE PROJECT

This large detached commercial property was purchased via auction. In June 2018 we bought this derelict cafe on the outskirts of Leeds.

It was in a bad state of repair and in need of complete refurbishment. We went for planning and were successfully gained permission to convert into two x 1 bed and two x 2 bed flats.

THE WORKS



We went back to brick on this project, stripping out the existing cafe and office and flat updstairs.



We reduced levels by a meter in what was the original cafe kitchen. We raised the roof in order to form an additional level of accommodation.



New layouts were formed. New utilities were brought in for each unit. Each flat was fitted out to a high specification.

THE END RESULT

The property was developed into 4 flats with 2x two-bed and 2x one-bed apartments . It was completed on December 2019 and was tenanted shortly after it was listed in the market.
